We are happy to welcome you to Burton Villa Guest House, a small family-run guest house that has 6 contemporary en-suite rooms ideal for the budget conscious traveller.
Personally run by the owners, our guest house is set within a beautiful Victorian townhouse in a residential area overlooking the scenic Clarence gardens, just across from the hospital. This is all close to the city centre making us ideally situated.
Expect a comfortable stay, an optional quality breakfast and good service to go with it. We look forward to welcoming you!

Terms and Conditions

 

1. Reservations

  • All reservations are subject to availability.
  • A valid credit or debit card is required to guarantee your booking.
  • No payment is taken at the time of booking unless otherwise stated.
  • We reserve the right to cancel a reservation if invalid card details are provided and we are unable to contact the guest.

2. Payment

  • Full payment for your stay is due on arrival.
  • We accept cash and major credit/debit cards.
  • Any additional charges incurred during your stay must be settled before departure.

3. Cancellation Policy

  • Reservations may be cancelled free of charge up to 5 days before the scheduled check-in date.
  • If a reservation is cancelled within 5 days of the check-in date, the full booking amount will be charged.
  • In the event of a no-show, the full booking amount will be charged.
  • By providing card details to guarantee the reservation, guests authorise us to charge the card provided in accordance with this cancellation policy.

4. Occupancy

  • Only the guests named on the booking may occupy the accommodation.
  • Additional guests are not permitted without prior agreement from management.
  • We reserve the right to refuse accommodation if the maximum occupancy is exceeded.

5. House Rules

  • Guests are expected to respect other guests, neighbours, and the property at all times.
  • Excessive noise, disruptive behaviour, or illegal activity will not be tolerated.
  • Quiet hours are between 10:00 pm and 8:00 am.

6. Smoking

  • Smoking and vaping are strictly prohibited inside the property.
  • Guests who smoke or vape indoors may be charged for additional cleaning and any associated costs.

7. Pets

  • Pets are not permitted on the property.
  • Guests arriving with pets may be refused accommodation and may remain liable for the full booking charge in accordance with the cancellation policy.
  • Assistance dogs are welcome in accordance with applicable law.

8. Damage and Loss

  • Guests are responsible for any damage caused to the property, furnishings, fixtures, or equipment during their stay.
  • We reserve the right to charge the card provided for the cost of repairs, replacements, or exceptional cleaning resulting from damage or misuse.
  • Guests are responsible for any missing items from their room or the property.

9. Personal Property

  • Guests are responsible for their personal belongings during their stay.
  • We accept no responsibility for loss, theft, or damage to personal property unless required by law.

10. Right to Refuse Accommodation

  • We reserve the right to refuse accommodation or terminate a stay without refund if guests behave in a manner that is abusive, threatening, unlawful, or causes disturbance to others.

11. Circumstances Beyond Our Control

  • We shall not be liable for any failure to provide accommodation or services due to circumstances beyond our reasonable control, including severe weather, power outages, flooding, fire, government restrictions, or other unforeseen events.
  • We reserve the right to refuse, amend, or cancel any reservation if circumstances arise that prevent us from providing the accommodation, including operational, maintenance, safety, or other unforeseen issues. In such cases, any payment received will be refunded in full.

12. Privacy

  • Personal information collected during the booking process will be used solely for the administration of your reservation and in accordance with applicable data protection laws.

13. Governing Law

  • These terms and conditions shall be governed by the laws of England and Wales.
  • Any disputes arising from a booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.
